Where Do I Get the Documents to Be Notarized?

The documents you need notarized typically come from the organization, agency, or individual requesting the notarization. Here are some common sources:

✔ Real Estate Transactions – Provided by your title company, escrow officer, or lender.

✔ Legal Documents – Prepared by your attorney, estate planner, or court.

✔ Business & Financial Forms – Issued by your employer, financial institution, or government agency.

✔ Medical & Healthcare Directives – Provided by your healthcare provider or attorney.

✔ Adoption & Family Documents – Supplied by adoption agencies, courts, or family law attorneys.

✔ Apostille & International Documents – These may need to be notarized before being authenticated for international use.

How do you handle loan signings?

As a Certified Loan Signing Agent, I work with title companies, lenders, and escrow officers to facilitate smooth buyer, seller, refinance, and HELOC signings. I ensure documents are properly executed, notarized, and returned promptly.

How do you process Apostille requests?

 I assist with obtaining Apostille certifications for documents that need to be used internationally. This involves notarizing your document and submitting it to the appropriate state or federal agency for authentication.

What do you charge for notary services?

Pricing varies based on document type, travel distance, and additional services like Apostille or fingerprinting. Contact me for a personalized quote.

How do you accept payment?

I accept cash, credit/debit cards, electronic payments (such as Zelle, Venmo, or PayPal), and business invoicing for law firms and corporate clients.

What do you require for a notarization?

You will need:

✔ The document(s) to be notarized (unsigned)

✔ A valid, government-issued photo ID (Driver’s License, Passport, etc.)

✔ Any additional signers required for the document

What do you do if I don’t have proper identification?

If you don’t have a valid ID, you may be able to use two credible witnesses who can verify your identity. Contact me for details.

What is a Credible Witness?

A credible witness is a person who can verify the identity of a signer when the signer lacks acceptable identification. This is commonly used when a signer does not have a valid government-issued photo ID (such as a driver’s license or passport).

When Can a Credible Witness Be Used?

A credible witness may be used when:

✔ The signer does not have an acceptable form of ID.

✔ The signer cannot obtain proper identification (e.g., elderly, disabled, or lost ID).

✔ The notary does not personally know the signer.

✔ The credible witness personally knows the signer and can swear to their identity.

Credible Witness Requirements

A credible witness must:

✔ Have a valid, government-issued photo ID.

✔ Personally know the signer and be able to vouch for their identity.

✔ Take an oath or affirmation in front of the notary, swearing that the signer’s identity is true and correct.

✔ Not be named in or have a financial interest in the document being notarized.

✔ In some states, two credible witnesses may be required if the notary does not personally know the witness.

What if my signer is elderly or has difficulty signing?

If a signer has trouble signing, they may be able to use a signature by mark (an “X”), with two witnesses present. I ensure all signers are willing and aware before proceeding with notarization.
